What to do when your tenancy is coming to an end

Departing Tenants:

What you need to do before you move out

  • Provide Bright Scene with the correct notice – minimum one month’s notice to be on the anniversary day of your tenancy agreement ie: if your agreement starts on the 1st of the month, notice must be provided either on that day, or in advance to start on that day
  • The property will be subject to an end of tenancy check-out inspection
  • It is important that the property is properly prepared for the inspection to ensure that all of your deposit is returned

End of tenancy checklist

This check-list applies to tenants who have rented a whole house or flat from us on an Assured Shorthold Tenancy Agreement. Many of these points also apply for tenants who are renting on a Room only basis so please contact us if you are unsure of which points you need to adhere to.

Please insure that all the points on this check-list have been addressed when preparing your house and flat for the end of tenancy check-out inspection.

1. All furniture should located in their original locations as specified in the inventory

2. The garden (if any) should be left neat and tidy and free from rubbish

3. Only the items listed on the inventory should be left at the property. All rubbish including items inside cupboards & drawers must be cleared.

4. Rubbish placed at the front of the house must be bagged or left in the appropriate bins. If you have more rubbish to clear you should make arrangements to take it to a dump or have it removed.

5. All floor areas of the house should be vacuumed and left clean and tidy (including skirting boards and areas behind beds and other furniture)

6. Pictures and posters should be removed from walls and where appropriate, any marks removed

7. All kitchen cupboards should be clean and should be cleared of all food items.

8. The fridge & freezer should be cleared of all food, defrosted and cleaned

9. The cooker and oven should be cleaned

10. Kitchen surfaces and the sink area should be cleaned

11. All light fittings should be left with working light bulbs. Light shades should be present on some light fittings (as per inventory)

12. The cellar (if any) and the shed (if any) should be cleared

13. Bathrooms should be clean and tidy

14. Curtains should be hanging on windows as specified in the inventory

15. You should settle your utility bills and provide proof of this before your deposit is returned)

16. Ensure windows and window sills are cleaned

17. Hand back your key(s)

18. You need to supply proof that all utility bills have been paid

19. You need to supply a forwarding address to Bright Scene Limited.

20. You need to make arrangements for redirecting your mail since any mail received for you after your departure, will be disposed of.

It is important that the property is properly prepared for the check-out inspection to ensure that all of your deposit is returned.

We will arrange a time to meet you to carry out the end of tenancy inspection which will usually be on the day you move out of the property. We will charge for cleaning at £25/hour for any items not correctly addressed from the above list.
